[NORWOOD, Ohio ~ August 31, 2015] Seventy-five years after the Ackermann Group first opened shop as an apartment builder and single-family homebuilder in Cincinnati’s suburbs, this real estate services company is now a savvy force in its hometown and beyond, a third-generation builder and developer expanding across multiple Midwestern markets.

Ackermann Group of 2015 is a robust, diversified residential and commercial developer, looking to expand in major fashion by adding, building or buying as many as 500 apartment units annually.

Yeah, it did some damage.

  • a successful rebuilding program, on the same site, building with the same people in the same community;
  • a really, really good insurance company;
  • opening another wing of the same project last month – The Flats at Fishers Marketplace – offering the same unique, live-work-play environment and atmosphere;
  • leasing up about one-third of that new wing, which brings 84 new apartments to this booming suburb northeast of Indianapolis.

This is a major milestone for the Ackermann Group and for The Flats at Fishers,” said Dobbs Ackermann, president and CEO of Cincinnati-based Ackermann Group.

We were able to restart construction after a devastating fire of an unoccupied building, which will result in the delivery of a new building on the same site in early 2016.”

The Flats is able to provide grocery shopping, restaurants, bars, retail and a host of amenities that are all within walking distance, as part of the service-based environment we’ve built around our residents,” Ackermann said.

After we had the fire in January, the community response was just unbelievable. We received tremendous support from the Fishers and surrounding fire departments, and people were literally calling us every day wishing us encouragement, and continuing to welcome us to Fishers,” Ackermann added.

We were able to get cleaned up pretty quickly and get back to work on construction. We feel extremely grateful that nobody was hurt. We feel as if all that community support will lead us to a very bright future, for us and our partners and the whole community here at The Flats.”

Even before the first phase of development at University Station was complete, all 46,000 square feet of office space were leased.

University Station is a $54 million mixed-use development on 15 acres near Xavier University in Evanston. The 315,000-square-foot project, which is being developed by Ackermann Group and Messer Construction Co., also includes retail space and student housing.

But with strong demand for office space, Dobbs Ackermann, CEO of Ackermann Group, is looking at even more office space in Phase iI. Dobbs weighs in on what drove demand, how the rest of the development will come together and the larger trend of office users seeking out mixed-use space:

Dobbs Ackermann, Ackermann Group: University Station is attracting an office tenant that is looking for a central location, a campus environment and has interest in being connected to a growing and respected Xavier University.

Cincinnati Business Courier: Will you adjust the mix of office space for Phase II, based on demand for the first phase?

Dobbs Ackermann, Ackermann GroupThe Phase II portion of the development calls for up to 250,000 more square feet of office. We believe the market will absorb that amount of square feet given the overall project dynamics. The development team of Messer Construction Co. and Ackermann Group, along with a group of local investors, and Xavier are bringing a vision to life that has created an on-campus experience, adjacent to campus. The energy that is garnered from the student environment and the transformation of a community is a major driver in the office environment that is being created.

They are interested in being connected to students for internships, to the classrooms for programming or to the campus for the electric environment that students bring. The site has had tremendous interest due to its ability to attract large or small users – 5,000 to 150,000 square feet.

Cincinnati Business Courier: What made this a good site for redevelopment?

Dobbs Ackermann, Ackermann Group: If you look at the Interstate 71 corridor you will see that between Oakley and Clifton, major redevelopment has already taken place (in the range between $50 million and $100 million developments). Rookwood Exchange, Center of Cincinnati, Linden Point, Cornerstone, Keystone, etc. This site is in the center of all that development. From a bird’s eye view, if you look at I-71, this property and the surrounding area represent the hottest pocket for redevelopment. South Norwood and Evanston have amazing infrastructure. There are major road arteries, there is highway access, there is market for office, retail and residential. We are looking to build an entertainment district for the area that isn’t currently there, and our prediction is that over the next five years, this area will become the hottest redevelopment market in all of Cincinnati.

University Station, a mixed-use mecca brought to you by Ackermann Group and Messer Construction Co. will include nationally renowned Follett Corp. of Illinois, $2.7 billion operator of bookstores nationwide including the Xavier University Bookstore, a Starbucks within the bookstore and Graeter’s, making University Station Phase I 40 percent leased.

It will bring new student housing – which is 93 percent leased, ample parking and a friendly mix of retail and office tenants to augment life in and around the neighborhood.

University Station is a 315,000-square-foot mixed-use development at Montgomery Road and Cleneay Avenue, adjacent to the Xavier campus. Named for the rail line that runs through the site, University Station is designed to be a vibrant connection point for neighboring residents and students, employees of the university and the broader community. It is located on a 15-acre site that is connected by a neighborhood street grid.

The first phase of the $54 million development will be completed in August 2014 and includes 46,000 square feet of office space, 39,000 square feet of retail11,000 square feet for the Xavier University bookstore — 1,000 parking spaces and a 225,000-square-foot, 479-bed, 178-unit apartment complex to service Xavier students and the local community. Interest in the development is strong with 40 percent of retail and 90 percent of apartments leased.

Office space is 100 percent leased to TriHealth (Bethesda Family Practice, Queen City Physicians) and CTI Clinical Trial and Consulting Services.

Planning for University Station Phase Two is underway and will include significant additional office space, more new retail and possibly a hotel on the remaining 300,000 square feet of property.

University Station is spurring a revitalization of the community, that’s been a long time in the making. It’s an exciting time for those who live, work and study in the area, and we’re looking forward to move-in later this summer for our tenants and apartment residents,” said Dobbs Ackermann, CEO of Ackermann Group.

The project is being financed by a lead loan from U.S. Bank and through an allocation of New Market Tax Credits (NMTC) from local and national sources currently being finalized. In addition, the project will use funds from a City of Norwood Tax Increment Financing (TIF) District to help finance the required public improvements.

University Station is a transformative project in a variety of ways,” said Michael J. Graham, S.J. president of Xavier University. “Our upper class and graduate students will have the option to live off campus in new market rate apartments within walking distance to campus, a larger bookstore with a Starbucks will make it a destination not just for students but the entire community and our office tenants, TriHealth and CTI will be tremendous academic and community partners.”

The land is owned by XUPROP CO and leased for 95 years to a Ackermann/Messer entity, with the buildings and other improvements owned by the developer as well.
