[CINCINNATI, Ohio ~ March 17, 2013] Cincinnati commercial real estate veterans Mike Hartmann and Bob Ryan have expanded their team and services for clients, a move that has heightened their laser focus on tenants, and eliminated internal competition.
The Hartmann-Ryan Team that has been delivering innovation solutions to users of office real estate for almost two decades is now the Office Tenant Advisory Group, a 15-member, tenant-focused constituency that specializes in office tenant representation, including healthcare and build-to-suit real estate.
“Our experience in the build-to-suit world is unmatched. We have amplified the tandem concept in real estate brokerage to a ‘team’ concept,” said Mike Hartmann, co-founder of the Hartmann-Ryan team.
“We have the ability to be a resource to any organization’s current real estate department, or we have the bench strength to effectively become the outsourced real estate department for any business,” said Bob Ryan, Hartmann’s partner of 18 years. “This ability is unparalleled in the region.”
A sample of clients includes:
– The 280,000-square-foot, $122 million Dunnhumby Centre in downtown Cincinnati, announced in late January 2013 by DunnhumbyUSA;
– The 136,000-square-foot, $23 million Paycor headquarters at Linden Pointe in Norwood, suburban Cincinnati, which held a groundbreaking in late 2012 for one of the largest firms in Cincinnati:
– The 128,000-square-foot, $17 million Tempur-Pedic HQ in Lexington, Ky., for a fast-growing bedding industry brand, which just held its grand opening event last month;
– The 171,000-suare-foot, $37 million expansion for Cincinnati Children’s Hospital Medical Center at the historic Vernon Manor hotel in Cincinnati, a transformation dubbed Offices at Vernon Manor.
The Office Tenant Advisory Group is comprised of 15 individual members include six brokers, a health care practice group director, one project manager, a workplace analyst, a transaction manager, a CPA/financial advisor, two portfolio administrators, a marketing coordinator and a demographic specialist.
From site selection to incentive procurement, from customized financial modeling to tenant improvement and ground-up construction, the Office Tenant Advisory Group equips its clients with the resources they need to make sound real estate decisions.
The expansive team-based model proactively addresses changing client expectations.
“We strive to provide more value, to exceed expectations and to ensure our clients are protected throughout any real estate process,” Ryan continued.
“The economy has forced every business to provide more for the same price, and ours is no different. The team is a direct response to that imperative.”
“With the exception of one legacy project at Rookwood Exchange, our focus is completely on the user of office and healthcare real estate,” says Hartmann.
“Not only did we eliminate internal competition for new business, by aligning each associate with a specific service line, but we effectively positioned ourselves to become better able to react to every need of our client. We create more value, all based on traditional tenant representation.”
The Cassidy Turley office team of Peter Snow, Scott Abernethy and Don Murphy was dissolved. Snow joined the new Office Tenant Advisory Group. Abernethy now leads Cassidy Turley’s office project leasing group, now comprising three brokers who focus exclusively on landlord and investor project leasing. Murphy created a new multi-family team serving the Midwest, and recruited former Marcus & Millichap broker Kurt Shoemaker to join him.
Since then, the team has expanded rapidly, to include brokerage partners Jordan Weidner and Peter Snow and team members Matt Crawford, Steve Verdin, David Parker, Mike Gresham, Kate McMahon, Dawn Segrist, Francia Harris, Tanya Brownrigg, Amanda French and Kathy Pierce.
