Press Release: New Executive Chef, Princess Cruises at BB Riverboats – Same Family Fun On The Ohio – Press Release by Andy Hemmer – 6.16.13

[NEWPORT, Ky. ~ June 16, 2013] Inside every girl, there’s a beautiful princess.

For the younger, pampered princess and her court, a fancy, fun-filled “Princess Cruise” sets sail this summer aboard BB Riverboats (www.BBRiverboats.com), highlighting family-friendly entertainment and value with an Ohio River riverboat-dining and pleasure-cruise tradition.

Princess Cruises” were launched by BB Riverboats shortly after the Memorial Day kick-off of its busy summer season at the Newport-based, family-owned company, in response to the successful Friday afternoon “Pirates of the Ohio” cruises that run 3-4:30 p.m. every Friday from Memorial Day to Labor Day.

The first Princess Cruise ran June 1; the remaining three will run on July 6, Aug. 3 and Aug. 31, from noon to 2 p.m.

“When we saw what happened with Pirates of the Ohio – basically, our theme cruise business shot up 30 percent – we created a Princess version for the better half,” said Alan Bernstein, president of BB Riverboats. His son, Ben Bernstein, is the grandson of founder Ben Bernstein, and the company’s CFO.

In addition to the new Princess Cruise line of family entertainment, BB Riverboats is also pleased to announce its first new Executive Chef in 30 years, Chef Jesus Picazo of New York City, a Boone County transplant. Chef Picazo was most recently a sous chef at Jeff Thomas Catering in Ludlow, Ky.

Chef Jesus: Fresh and new ideas, ingredients, attitude

 “We knew Chef Jesus would deliver great food, which BB Riverboats has always been known for, but he’s also infused us with fresh and new ideas, and a great attitude, along with his ingredients,” said Ben Bernstein.

Formed in 1979, BB Riverboats still operates year-round, having grown to a $5 million business employing 150 and serving tens of thousands weekly. But now – and over the next three months – is when their real money is made, serving between 6,000-7,000 people every 2-3 days.

The Bernstein family name is synonymous with high-quality dining and entertainment on the river, starting with the Mike Fink Restaurant in Covington in 1977. Two years later, they opened BB Riverboats, operating for many years at the Covington base of the Roebling Suspension Bridge, before moving to Covington Landing in 1995; finally to its current locale at 101 Riverboat Row in Newport. Alan Bernstein created Tall Stacks in 1984 to commemorate Cincinnati’s bicentennial celebration in 1988, an event that draws up to 1 million people.

BB Riverboats offers sightseeing tours, lunch and dinner cruises, musical performances such as the Queen City Dixie Cats on a recent Christian Moerlein Beer & BBQ Cruise, and holiday cruises for events such as Father’s Day this Sunday, June 16. For more information, please call Alan or Ben Bernstein at (859) 261-8500 or visit www.BBRiverboats.com. For Princess Cruise info visit http://www.BBRiverboats.com/princess_cruise.html.

Princess Cruise tickets cost $16, and princesses must be accompanied by an adult. Adult tickets are $20.

Hartmann, Ryan expand team, focus on tenants, prepare for next decade after $500 million in work

 In the past two years the former Hartmann-Ryan team, now known as the Office Tenant Advisory Group, has helped to deliver more than $500 million in build-to-suit corporate headquarters facilities.

15 professionals comprise the first team inducted into the Midwest Real Estate News Hall of Fame.

Tenant advisory, demographics/site selection, financial analysis, project management, workplace analysis, incentive procurement, portfolio administration and governmental compliance.

[CINCINNATI, Ohio ~ March 17, 2013] Cincinnati commercial real estate veterans Mike Hartmann and Bob Ryan have expanded their team and services for clients, a move that has heightened their laser focus on tenants, and eliminated internal competition.

The Hartmann-Ryan Team that has been delivering innovation solutions to users of office real estate for almost two decades is now the Office Tenant Advisory Group, a 15-member, tenant-focused constituency that specializes in office tenant representation, including healthcare and build-to-suit real estate.

Our experience in the build-to-suit world is unmatched. We have amplified the tandem concept in real estate brokerage to a ‘team’ concept,” said Mike Hartmann, co-founder of the Hartmann-Ryan team.

We have the ability to be a resource to any organization’s current real estate department, or we have the bench strength to effectively become the outsourced real estate department for any business,” said Bob Ryan, Hartmann’s partner of 18 years. “This ability is unparalleled in the region.”

A sample of clients includes:

–  The 280,000-square-foot, $122 million Dunnhumby Centre in downtown Cincinnati, announced in late January 2013 by DunnhumbyUSA;

–  The 136,000-square-foot, $23 million Paycor headquarters at Linden Pointe in Norwood, suburban Cincinnati, which held a groundbreaking in late 2012 for one of the largest firms in Cincinnati:

– The 128,000-square-foot, $17 million Tempur-Pedic HQ in Lexington, Ky., for a fast-growing bedding industry brand, which just held its grand opening event last month;

– The 171,000-suare-foot, $37 million expansion for Cincinnati Children’s Hospital Medical Center at the historic Vernon Manor hotel in Cincinnati, a transformation dubbed Offices at Vernon Manor.

The Office Tenant Advisory Group is comprised of 15 individual members include six brokers, a health care practice group director, one project manager, a workplace analyst, a transaction manager, a CPA/financial advisor, two portfolio administrators, a marketing coordinator and a demographic specialist.

From site selection to incentive procurement, from customized financial modeling to tenant improvement and ground-up construction, the Office Tenant Advisory Group equips its clients with the resources they need to make sound real estate decisions.

The expansive team-based model proactively addresses changing client expectations.

We strive to provide more value, to exceed expectations and to ensure our clients are protected throughout any real estate process,” Ryan continued.

The economy has forced every business to provide more for the same price, and ours is no different. The team is a direct response to that imperative.”

Perhaps the most significant element of the transition from Hartmann-Ryan Team to Office-Tenant Advisory Group is the exclusive focus on tenants.

With the exception of one legacy project at Rookwood Exchange, our focus is completely on the user of office and healthcare real estate,” says Hartmann.

Not only did we eliminate internal competition for new business, by aligning each associate with a specific service line, but we effectively positioned ourselves to become better able to react to every need of our client. We create more value, all based on traditional tenant representation.”

The Cassidy Turley office team of Peter Snow, Scott Abernethy and Don Murphy was dissolved. Snow joined the new Office Tenant Advisory Group. Abernethy now leads Cassidy Turley’s office project leasing group, now comprising three brokers who focus exclusively on landlord and investor project leasing. Murphy created a new multi-family team serving the Midwest, and recruited former Marcus & Millichap broker Kurt Shoemaker to join him.

The Hartmann-Ryan Team was founded by Mike Hartmann and Bob Ryan in 1995, adding the financial expertise of CPA/CFO Mike Schmitt in 2006.

Since then, the team has expanded rapidly, to include brokerage partners Jordan Weidner and Peter Snow and team members Matt Crawford, Steve Verdin, David Parker, Mike Gresham, Kate McMahon, Dawn Segrist, Francia Harris, Tanya Brownrigg, Amanda French and Kathy Pierce.
